Mahon Point is embarking on a new and exciting phase following the granting of conditional planning approval by Cork City Council in April 2026 for Mahon Point 2.0. Inspired by the 15-minute city concept, this mixed-use development will create a stunning new community, residential and commercial space for the local and wider Cork communities to enjoy.

This future-focused, sustainable development places a major emphasis on improved cycling and pedestrian routes, as well as accommodating current and future public transport plans, including the LRT (Light Rail Transit) Terminal and BusConnects initiatives, which will facilitate increased connectivity for the local community to the public transport network both locally and nationally.

There will be a mix of 251 new apartments, made up of one, two, three bed and family orientated homes, with an expansive range of civic spaces and amenities for the local communities. The plans include additional retail space, an office block and a new multistorey carpark.

Development will be on a phased basis to lessen disruption to existing tenants, shoppers and local communities and businesses.

Apartments and Office Block with 124 Parking Spaces

Individuals and families searching for their perfect home will be able to purchase one of the 251 apartments being built at Mahon Point.

There will be a mix of demand-led new apartments, made up of one, two, three bed and family orientated homes, with residential car park spaces and a provision for car park spaces for the planned office block. It will also feature a purpose-built crèche supporting 64 child places.

Included in this will be civic amenities for the local community.

This will be located in the brownfield site, which was previously used for pop up events such as a Christmas ice-skating venue in the past.

Sustainable Transport

There is a major focus on improved cycle and pedestrian ways and we continue to work with Cork City Council and other key stakeholders to ensure public transport plans are accommodated in our plans now and into the future. These include LRT (Light Rail Transit) facilities and Bus Connects initiatives which will facilitate increased connectivity for the local community to the public transport network locally and nationally.

Retail Expansion

A demand-led sustainable development of 13,126 sqm of net leasable area retail space will increase the offering for customers and further cement Cork’s reputation as a vibrant shopping experience, while creating over 970 new permanent retail jobs for local people.

Multistorey Car Park and Civic Spaces

This multistorey car park will cater for 704 car spaces, while the mixed-use civic and public spaces will create a vibrant Market Square, as a new and improved home for our popular Farmers Market and a new beating heart at the centre of Mahon Point for residents and visitors alike. The multistorey car park will be replacing the existing section of the Mahon Point car park.

Mahon Point 2.0 is designed to have a positive impact for the community in Mahon and the wider Cork area. It will provide a variety of benefits including:-

Infrastructure: Improved cycle and pedestrian ways and embracing public transport travel plans now and into the future, including accommodations for future Light Rail Transit (LRT) terminal offering increased connectivity for the local community to the public transport network locally and nationally. Overall, this development is a significant investment in the future of our community, providing enhanced services, modern amenities, increased access to public transport now and into the future, increased greenways and cycleways and economic opportunities for everyone.

Economic Growth: The development will create 1560 new permanent jobs (inc 581 by office occupier) for local people as well as 365 jobs during construction, boosting the local economy. 

Diverse Retail Options & Convenience: Residents of Mahon Point will have access to a wide range of retail shops, restaurants, entertainment and essential services, all within walking distance and delivered on a phased basis to lessen disruption to existing tenants, shoppers as well as local communities and businesses. 

Integrated Living and Working Spaces: In addition to retail, the development includes modern office spaces and much needed housing, creating a dynamic, integrated community where people can live, work, and shop in one convenient location. 

Community Spaces & Amenities: The development includes public areas and green spaces designed for community gatherings, recreational and educational activities and events.

Sustainability: The project incorporates environmentally friendly designs and practices, aiming to reduce its ecological footprint and promote sustainable living.

The development remains at a very early stage, with detailed preparatory work now commencing to ensure the project is delivered to the highest standards.

Following the granting of final planning permission, the project will now move into an important detailed design phase focused on consolidating the proposed design, technical planning, stakeholder engagement and delivery timelines, all of which must be undertaken as part of the pre-construction phase in advance of the commencement of any works being carried out.

No – the opening hours of the shopping centre will remain as normal. You will find these on our website and as usual, opening hours by stores may differ.

During construction, all efforts will be made to minimise disruption.  We will also be monitoring any potential noise pollution and will have a number of noise monitoring devices to record and report on noise levels throughout the construction phase. 

The development will also be on a sensitively planned phased basis, to lessen disruption to existing tenants, shoppers, the local community and businesses.

As with all projects similar to this there will be a level of construction vehicles needing access to the area from time to time. We will coordinate this through a purposely set up Traffic Management Forum which will ensure that we minimise the impact on tenants, visitors to the centre, neighbouring residents and businesses.

As the development will be delivered in phases, any impact on on-site parking availability will be minimised and temporary in nature.

Mahon Point is well served by public transport, and shoppers will be provided with information on how to access these regular services.

As Ireland’s most sustainable shopping centre, Mahon Point will continue to encourage the use of sustainable transport options, with additional services and connections expected in the future.

This is a demand-led development that remains at a very early stage. While we are not yet in a position to confirm the names of any new tenants, the proposed mix is expected to include high street fashion, grocery and other complementary brands that will enhance the existing offer at Mahon Point.
